Selling your home during the holiday's

There’s a housing shortage.
Hopefully some of this information will help you make an informed decision if you are waiting until spring to list/purchase.  Bottom line, real estate is not as seasonal as it used to be.
Here are some reasons why:
  What does it mean to you if your property is for sale and there is less competition during the winter months (because others wait until Spring)?
  Less competition + buyers = potential to make more money.

  The buyers looking right now are serious buyers. There may even be transfers out there looking to move prior to the start of the next school semester. If they are more serious buyers, they are more apt to respect your time over the holidays.
  We have received feedback from buyers that they prefer to make a change prior to school starting in January so their children have an opportunity to make friends prior to summer. Who doesn’t like to play in the summer?
    The best agents are still working. A real estate professional does not take off months at a time. They know their business is reliant on hard work, year round. Align yourself with these professionals.
  Your property will look terrific with all your holiday decorations…just don’t go overboard!  Use the holiday season a way to make your property warm and inviting.
  The internet. According to a NAR survey in 2015, 42 percent of recent buyers started their home search process online. What does this mean? Buyers can perform a virtual Open House of your property, year round, 24/7.
  Why do you want/need to sell your property in the first place? How much will another winter cost you in warehousing, mortgage, and utility costs? Why not try to make a little more money with less competition?
These are just a few reasons why selling property is now a year round affair.
If you are going to sell sooner than later this fall/winter and second here are a few tips:
Stage it: Stagers (or experienced agents) can arrange furniture so that selling-points in a property don’t get overlooked, paint rooms inviting colors, and have the know-how to give a property a cozy winter feel.
Display photos of the property that also show it in warmer summer months. As always, keep your personal, religious, political photos to a minimum.
Turn up the thermostat in the property so buyers are comfortable from the moment they step through the door.
Price it right:  Drew Carey knows: if  The Price is Right it will sell.
Show the way: Keep sidewalks and driveways clear of snow, ice, and leaves–giving potential buyers a clear path to your property’s front door.

Light it up: with shorter daylight hours in the winter months, it’s even more important to keep all the lights on, as well as open blinds and drapes for natural light.

Nope. All the prospects that have viewed your home have said it... even if they never spoke the words. A decent number of showings and lack of serious interest means that your house does not compare as favorably with the others in that price range. Prospective buyers compare your home to others on the market and since they didn’t buy your house, they bought another. In other word, read between the lines when it’s not selling, unless you’ve got a dead cat behind the sofa.
Overpricing actually gives the advantage to the other homes on the market. Your house just isn't stacking up against the competition. Don’t wait so long in dropping the price that you make prospective buyers question why your home has been on the market so long. "

The home improvement projects that make the house sell fastest is when you paint, update the flooring, and replace light fixtures.
Paint can instantly update a tired old space and make it look, feel, and smell like new again – especially if the walls were covered in wallpaper.
The same goes for flooring, wood flooring that’s scratched can be refinished with a top coat for an instant shine and if you have outdated, stained carpet it’s best to get rid of it and replace with a more affordable material. For details on those check out this video:

Light fixtures are an easy way to tell if the home has been maintained throughout the years and can show the home’s actual age. So, if you have older fixtures, spend some money on replacing them.

It’s important to stick to neutral tones on your walls Neutral tones are not just the “blah” real estate beige — here are some of the go-to colors:

Buyers like to envision themselves in the space and are really looking for how they’ll utilize it. Overall consider the buyer. Would the buyer want to step over your mess on the floor to see the bathroom? Or see your dirty dishes? Be considerate of their time and have clean, organized spaces that they can actually consider living in and that will instantly put them in a better mood as they tour your home.
First impressions can make or break a sale, and curb appeal is the first impression being made with the buyer so it is extremely important.
Curb Appeal
  Stay on top of your front landscaping, mow the lawn and trim bushes.
  Power wash the home and sidewalks.
  Add a welcome mat and potted plants around doorway.
  Paint your door to update the look of your home, update the hardware.
  Place a wreath or arrangement on your door.
  Remove all toys, figurines from the front yard.
  Clean all your windows.
  Update lighting and house numbers. Make sure they match.
  Repair the roof, gutters and update exterior paint if peeling.   

One of the first things buyers look for in a home is space, especially more storage space. It’s ideal to go through all your closets, kitchen cabinets or any cabinets that are provided in built-ins. Buyers are nosey and they want to know what they’re buying so focus on organizing and packing up items you won’t need while on the market.

Today’s home buyers are looking for move-in ready homes and that’s what home staging does. It gets the home prepared for sale and the next homeowners. Home staging will help you stand out amongst your competition if you live in a competitive market. It also makes the home easier to market because it will provide amazing photos to show online, which is where most buyers go to search for their next home. Home staging can also get you more offers and can increase the price of the home or, at the very least, justify the price the home seller is looking for. Short sales and why they are not a great deal.

1. Property may be foreclosed upon prior to settlement, in which case the buyer's contract is void (although the buyer will get his or her deposit back).
2. Approval of the short sale by the seller's lender may take several weeks or months.
3. Lenders usually don't approve a short sale unless the seller proves he or she is incapable of paying the full amount of the loan balance due to illness, relocation, unemployment or some other hardship. The fact that the property has declined in value is not sufficient for the lender to approve the short sale.
4. Lender may approve short sale only if the seller agrees to sign a new promissory note agreeing to pay the remaining amount due on the mortgage over a specified number of years; if the seller refuses, the buyer's contract is void (although the buyer will get his or her deposit back).
5. If the seller's mortgage is insured, the mortgage insurance company may have additional requirements for approval of the short sale, which may take additional weeks or months.
6. Even if the seller's lender approves the short sale, the seller may not have any money to pay for repairs of defects that are found on the home inspection, or that arise after that and before the settlement.  Seller may not have money to pay overdue amounts of condo fees or homeowner association fees; often the lender will not pay these either, so the buyer may have to pay them even if not part of the original contract to buy the home.
7. Buyer may have locked in a mortgage rate for x days, but the seller's lender takes longer to approve the sale, in which case the interest rate on the buyer's mortgage may have gone up.

Plan on waiting 3-6 months for the bank to approve/reply/deny. During that 6 months or more, you need  to move forward with the sale, inspections having an appraisal, ( around 500) secure a loan from your lender ( around 80.00 application fee)  You still could go to the closing table and be out all this $ for nothing because the seller ( bank or owner ) could refuse to sign. 
Usually even though I have listed short sales I caution people buying their first home like this. 
some times you get through all this process.. which is a pain even buying a normal home, and then you lose out on good homes that are on the market, because you can not get out of the contract once the seller signs you have to wait for the bank to make a decision or you lose your earnest money. I doubt you have thousands of dollars to lose, so please Think about all this.
