 Qualify for a mortgage

Shopping for a home is a long,  process and an emotional roller coaster. So don't go too far down this road until you're qualified for a mortgage. You can't house shop for real until you know how much house you can afford. And there's no point in getting attached to a home that's out of your price range.



Buying With Your Heart—Not Your Head

The biggest trap of all. A home is a huge investment of money, time, and labor. Consider every aspect of the purchase with a cold, hard eye. Be brutally honest with yourself.


DO YOUR INVESTIGATION   on the Neighborhood
You've investigated the school district in which your potential new home resides, looked up crime and other key statistics, and even strolled through the neighborhood, stopping to talk with people walking their dogs or working in the yard. 


 Understanding Closing Costs
You're not just paying for the house—nothing is ever simple when buying a home. Carefully read and understand the sheet provided to you that explains closing costs. 

Have Cash on Hand for Unexpected Expenses
Weird things will go wrong with your home, it is part of being a homeowner. So be sure to have enough cash to handle surprises.

Operational Costs
It sounds simple: You're the owner now, so you need to heat and cool the home, clean it, maintain it, cut the lawn, perhaps trim the trees. But with all the other costs associated with closing the deal on the house and paying for the mortgage, it can be easy to forget that these costs are going to be your responsibility from here on out. This is another reminder not to blow all your money on the cost of the home.  DO NOT Skip the Home Inspection An experienced and certified inspector is worth every penny. There are things you're going to miss when you look the home over. A home inspector JOB  is to perform a thorough mechanical investigation with an experienced eye. 

 Using a Buyer's Agent
Speaking of getting somebody knowledgeable on your side, it's great to have a buyer's agent because they represent only your interests.  There are real estate agents and brokerages that do double duty with home buyers and sellers. There are also exclusive buyer agents, who only represent buyers and never sell real estate. Either type of representation can work.

Remodeling
Take the home for a test drive and live in it for at least several months to one year—don't dive into a  remodel right away. Living in  the home for a while will show how much you can afford to spend on remodeling now that you're paying a mortgage, operational costs. You may often change your mind about adding a window, or putting a tree in a certain spot.  

 Cash In
Sure, everybody would like to make a killing by buying an inexpensive house in the little town that's on its way to becoming the next $$ big area! 

 Great Place to Live
First-time home buyers would do well to play it safe. Look at the areas  past and consider its future.   Areas Like Rock Hill, SC are growing.  Fort Mill is building new subdivisions almost every day. NODA and Midwood Plaza in Charlotte are HOT areas.  Make sure Your REALTOR knows the area they are showing you. DO they know the BEST restaurants in that area? Have they been to the parks near by? 



WHY isn't my home selling?


 "The number one reason a home isn’t selling is price.  If a home is overpriced, the other 4 common reasons below mean nothing.  Even if you hire the number one local real estate agent with the best marketing plan, it won’t matter if your home is overpriced!  The price that a home enters the market at will do a lot of the marketing of the home.  Today’s home buyers are well educated and have access to a wealth of information.  The internet makes it very easy for buyers to see what comparable homes look like and what they are selling for.  If a home is overpriced, many buyers will know this, and won’t even consider viewing the home.



Common Reason Why a Home Isn’t Selling
Real Estate Agent
Every real estate market has hundreds or even thousands of real estate agents in their respective board.  Just like “no two people are alike,” “no two real estate agents are alike!”  Every real estate agent has different ways of communicating, how responsive they are, how they negotiate, their energy level, and many other characteristics that differentiate one agent from another.  Selecting the “right” real estate agent to sell your home is a vital part of whether a home will sell or not.
  • Simply put, it’s a   real estate agent who tells a seller what they want to hear not what they need to hear!  This can include the pricing of a home, suggested (or lack of) repair items to make a home salable, de-cluttering, or depersonalizing.  These “Yes” men or women will agree to anything a seller says just to secure the listing to use as a way to pickup new business through inquiries, even though they know what they are agreeing to isn’t correct or in the sellers best interest.
  • Marketing PlanAccording to the National Association of Realtors, 92% of home buyers use the internet for their home search.  Is it important to have a real estate agent who is internet savvy and utilizes online marketing?  Of course it is!  The real estate agent should have a strong internet presence which should include their own website, an active blog, and also social media presence.  With the growth of social media, it’s important that the real estate agent know how each network will benefit their client.  For example, Pinterest is growing very steadily and can be an incredibly valuable tool for a real estate professional.  Check out this article via Inman News “25 Killer Pinterest Real Estate Board Suggestions to Target Buyers and Sellers” written by Bill Gassett to see just one example of how powerful social media is in the real estate industry!
Decor
Every buyer has different tastes and preferences.  A homes decor can be a reason why your home isn’t selling.  It is impossible to predict exactly what every buyer who walks through a home is going to think about the carpet, flooring, wallpaper, or wall colors.  Just because you love the floral wallpaper with the matching vertical blinds, does not mean that it will “appeal to the masses.”  Wallpaper for the most part is no longer a desired style.  The best rule of thumb is when in doubt, neutralize it!  A simple and inexpensive fix such as removing wallpaper and painting the wall a neutral color, can go a long way!
A home in poor condition can be a reason why it’s not selling!
Poor Condition
Most home buyers in today’s society do not want to do a lot of “work” and are reluctant to take on a “project.”  A home that may have damaged and/or cracked walls, damaged siding, broken windows, worn carpet in every room, strong odors, mold issues, or other “poor conditions” will take time to sell.  A home, even though priced to reflect the condition, still may not sell.  Once again, many of these “poor conditions” can be corrected and/or repaired fairly inexpensively.  In some cases it can be advantageous to do these corrections prior to listing as it may lead to a quicker sale and for more money.
Location
The saying “Location, Location, Location” is commonly heard in the real estate industry.  If a home isn’t selling, location is a difficult one to correct.  A home can be in mint condition, have excellent mechanics, and be a perfect layout but if it’s location is less than desirable, it can be a reason a home isn’t selling.  A few examples are a buyer who eliminates any home that is on a primary road, corner lot, or located near a highway.  Homes that are located in a less than desirable location normally will have greater days on the market (DOM) and lower sale prices than other comparable properties.

You just  Listed your house NOW what? 



We all need a little inspiration when it comes to cleaning up the clutter in our homes.
So Now that YOU have decided to list your home, you need to clean it out!


 A messy home will  take a longer time to sell than a neat, clean home   You are moving. Once  you decide to list your home with me, take a look around,  does it look like you'd want company to come? Take down any family photos, after all you are moving. The buyers need to see themselves in your home. And YES that means those cute little baby pictures!

 Go ahead and pack.  Maybe even plan to rent a storage unit. Donate or sell on amazon any books you've already read.   Donate anything you haven't used in a year. Check out my Pinterest for easy refreshing staging ideas.

Clean the dishes.  Clean all counters. Put things away or throw them out.  DON'T Cook Stinky foods 


  Now is a great time for a yard sale, get rid of any baby items that your teens have outgrown. Clean all glass. Clean the bathrooms. Magic eraser works wonders on shower doors and showers, as does dawn and apple cider vinegar.   Have wood floors ? Polish them. Have tile? Steam clean them. Throw out old pillows. 

Have pets? Buy them new beds (old ones carry odors we pet lovers may not notice) Take 15 every day, to swiffered dust and flip couch pillows.  Remember YOU are moving, once your house is listed be prepared for it to sell!
